Homeowner Guidelines for Fences and Privacy Screens
As a homeowner in our community, it is essential that all fences and privacy screens adhere strictly to the following guidelines to maintain neighborhood aesthetics and property standards.
Approved Materials and Appearance:
  • Permitted Materials: Only wood or wrought iron (or similar materials approved by the architecture committee) are allowed. These must conform to specific styles listed below.
  • Prohibited Materials: Chain link, wire, vinyl or similar fences are strictly forbidden.
  • Aesthetics: All installations must be ornamental, maintain the "finished side out" (facing outward toward the neighborhood/public areas), and must not detract from the property or neighborhood appearance.
  • Maintenance: Ensure installations do not interfere with community drainage systems.
General Location and Height Restrictions for homes backing the exterior of HOA (additional guidelines below if your backyard is adjacent to the pond or walking trail):
All installations require prior written approval from the Architectural Committee or "approving party." Unless specifically approved otherwise in writing:
  • Height Limit: Fences and screens shall not exceed five feet (5 ft) in height for homes adjacent or exterior of the neighborhood.
  • Front Setback: No fences may be installed closer to the front street than the rear corners of the main residence building.
  • Easements: No fences may be installed within any platted landscape easement areas.
  • Adjacency: Fences must be joined to or seamlessly abut any existing fences on adjacent neighboring lots.
  • Grading: All fences must be "stair-stepped" to follow the natural grade and slope of your lot.
Specific Requirements for Wood Fences:
  • Painting/Staining for all: Wood fences shall not be painted.
  • Staining Options for all: Fences may be left to weather naturally, or you may apply a clear weather clear treatment/preservative. The only approved stain treatment is a transparent TWP “Cedar Tone 101” (or similar transparent cedar tone approved by the Arch Committee).
  • Stain Reapplication for all: Stains/treatments should be reapplied every six years or less, or as needed to maintain a consistent, uniform appearance.
Specific Requirements for Lots Adjacent to Ponds or Trails:
If your property borders a community pond or trail, you must adhere to a specific design: 1x4' French Gothic style.
  1. Mandatory Fencing: The entire yard area from the back of the house to the side and rear lot lines must be continuously fenced and connect with neighboring fences.
  2. Height: Fences must maintain a height of four feet (4 ft) and follow the natural grade of the lot.
  3. Design Details: All fence posts must have "dog-eared" tops, and all pickets must be 1x4" French Gothic style with the smooth side facing out.

 

City information

  • Building permits: are required for new fences unless you’re installing a decorative fence less than 3 feet tall or a retaining wall less than 4 feet high. Fence replacements may also require a permit.
  • Permits: are required for new fences in Lenexa, which can be applied for online through the City of Lenexa's portal. You'll need to provide fence details like height and material and may need to include additional information depending on the project.
